Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of July 28, 2009, following the Public Meeting of the same date, and the
Public Hearing of July 21, 2009 (item read into the record only, not heard), voted to approve a proposal for work
at the subject premises, as put forward in your application completed on June 25, 2009, and as you were informed
in Status Update Letter 10-1425 issued on July 28, 2009 (LPC 09-9190). This approval will expire July 28, 2015.

The proposed work, as approved, consists of removing the existing storefront infill at the northern side of the
building and installing new storefront infill, featuring butt-jointed clear glass display windows with clear
anodized aluminum framing, corrugated metal bulkheads and recessed metal and glass double doors with a
transom; removing the existing roll down gates and the metal-paneled fascia above the storefronts over the entire
length of the building and installing new aluminum panels with a smooth metallic finish (Omega "Champagne")
to match the existing panel size and configuration; installing new 3'0" tall green and yellow exposed neon
lettering ("7-Eleven") with clear anodized aluminum casings mounted to the new aluminum panels centered
above the northern storefronts; installing new retractable canvas awnings (Sunbrella "Forest Green") mounted to
the base of the new aluminum panels above the storefront framing at the northern storefronts. The proposal, as
originally presented, called for installing signage consisting of illuminated plastic letters attached to the metal
panels above the storefront. The proposal was shown in historic photographs, existing condition photographs and
presentation drawings, dated received 7/28/09, prepared by Notaro Grupp Associates, submitted as components
of the application and presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that the Greenpoint Historic District Designation Report
describes 881-885 Manhattan Avenue as a pair of one-story commercial buildings originally built in 1886, and
altered in 1950; and that the building's style, scale, materials, and details are among the features that contribute to
the special architectural and historic character of the Greenpoint Historic District. The Commission also noted
that Notice of Violation 98-0662 was issued April 24, 1998, for "Replacement of security roll-down gates and
housing at 883-885 without permit(s);" Notice of Violation 98-0758 was issued June 30, 1998, for "Installation of
left storefront without permit(s);" Warning Letter 99-0181 was issued October 8, 1998, for "Installation of
storefront, sign and retractable awning at 883 Manhattan Avenue without permit(s);" Warning Letter 99-0182
was issued October 8, 1998, for "Installation of storefront, "Twin Donuts" sign and "Twin Donuts" awning at 885
Manhattan Avenue without permit(s)."

With regard to this proposal, the Commission found that the installation of new storefront infill will not involve
the removal of any historic building fabric; that the proposed storefront recalls the original storefront in terms of
metal material, chrome finish, and general proportions, including a solid paneled bulkhead with large display
windows and awnings, and will therefore restore to the streetscape an element of the area's mid 20th century
commercial development; that the replacement of the metal panels at the signband with new metal panels and the
installation of new awnings will help regularize and unify the façade of this small commercial building. Based on
these findings, the Commission determined the proposed work to be appropriate to the building and the historic
district, and voted to approve this application.

However, in voting to grant this approval, the Commission stipulated that design of the signage be revised as
exposed neon letters or opaque letters illuminated by a halo of light in consultation with staff; and that two final
signed and sealed copies of the Department of Buildings filing drawings for the approved work be submitted to
the staff of the Commission for review and approval.

Subsequently, on September 9, 2009, the Landmarks Preservation Commission received revised final drawings
T-100.00, A-100.00, A-200.00, A-210.00, A-220.00, A-230.00, A-300.00, A-500.00, A-800.00, A-810.00,
DM-100.00, M-100.00 through M-400.00, E-100.00, E-110.00, E-120.00, E-200.00, E-300.00, E-400.00,
P-100.00, P-110.00 and P-200.00, dated 3/12/09, drawing A-600.00, dated 8/17/09, and revised drawings
A-400.01 and A-400.02, dated 8/31/09, prepared by through A-10, issued 1/13/09, prepared by Notaro Grupp
Associates. Staff reviewed the drawings and found that the work approved by the Commission has been
maintained. The work also includes installing new mechanical units and dunnage, an exhaust vent and a new
membrane roofing system at the rooftop; and interior alterations at the cellar and first floor. With regard to this
additional work, staff finds in accordance with the provisions set forth in Title 63 of the Rules of the City of New
York, Section 2-19, that the rooftop addition will consist solely of mechanical equipment; that its installation will
not result in damage to or demolition of a significant architectural feature of the roof; that it will not be visible
from any public thoroughfare; and that it will not adversely affect significant architectural features of adjacent
improvements. Based on this and the above findings, the drawings are marked approved with a perforated seal,
and Certificate of Appropriateness 10-2524 (LPC 10-1733) is being issued.

PLEASE NOTE THAT THIS PERMIT CONTAINS A COMPLIANCE DATE OF MARCH 31, 2010.

If you do not complete the work by this date, a Notice of Violation (NOV) originating from the Environmental
Control Board may be issued in accordance with Title 63 of the Rules of the City of New York, Section 7-02 (c).
This NOV would require a court appearance and a civil fine may be imposed. Please note that Notice of
Violation NOV 98-0662 and 98-0758 and Warning Letter 99-0181 and 99-0182 remains in force against the
property until the work approved under this permit is completed and inspected for compliance. Please submit
photographs of the completed work to the Commission along with a letter from the building owner requesting a
Notice of Compliance.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of

approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
