Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of April 14, 2009, following the Public Meeting of April 7, 2009 and the
Public Hearing and Public Meeting of December 16, 2009, voted to grant a Certificate of Appropriateness for the
proposed work at the subject premises, as put forth in your application completed on November 20, 2008. This
permit will expire on April 14, 2015.

The work, as approved, consists of removing the modern metal and glass infill and installing two new aluminum
clad columns to align with the upper floor columns; installing powder-coat painted metal infill featuring double
leaf doors with louvers set within transoms at the easternmost bay, display windows set upon a granite bulkhead.
The proposal as initially presented, showed the doors centrally located within the infill and a larger number of
mechanical louvers set within the transoms. All proposed work was shown in presentation boards consisting of
photo boards, material samples and existing and proposed drawings, dated December 16, 2009, revised April 7,
2009 and last revised April 14, 2009, prepared by Applied Design Initiative, LLC, submitted as components of
the application, and presented at the Public Hearing and Public Meetings.

In reviewing the application, the Commission noted that Madison Square North Historic District.
designation report describes 12 West 27th Street as a neo-Gothic style store and lofts building, designed by
Buchman & Fox and built 1912-1913; and that the building's style, scale and materials contributes to the special
architectural and historic character of the Madison Square North Historic District. The Commission finally noted
that Warning Letter 07-0484, was issued May 10, 2007 for "Installation of storefront at ground floor without
permit(s)".

With regard to this proposal, the Commission found that the removal of the modern storefront infill will
eliminate modern alterations which detract from the special historic and architectural character of the building;
that the materials, configuration and details of the proposed display windows, door and transoms will recall the
design and proportions of early 20th century storefront infill typically found in the historic district; that the
factory applied finish of the proposed metal storefront infill will be consistent with the neo-Gothic style of the
building;
-that the introduction of metal piers will re-establish a tripartite configuration at the base of the building, which is
still evident at the second floor; and that the presence of louvers within a limited number of transoms is consistent
with mechanical installations found throughout commercial buildings in the historic district. Based on these
findings, the Commission determined that the work is appropriate to the building and to the historic district, and
voted to approve it.


However, in voting to grant this approval, the Landmarks Preservation Commission made its determination
subject to the condition that two sets of final signed and sealed drawings showing the approved proposal, which
will be filed with the Department of Buildings, be submitted to the Landmarks Preservation Commission for
review and approval.

Subsequently, on April 24, 2009, the Commission received two sets of a final stamped and signed drawing
labeled A-101.00 and A0201.00, dated April 17, 2009 signed and sealed by Jay A. Lubow, R.A.The Commission
reviewed the submitted drawings and found that proposal approved by the Commission has been maintained.
Therefore, these drawings are being marked approved by the Commission with a perforated seal, and this
Certificate of Appropriateness is being issued.

PLEASE NOTE: that Warning Letter Warning Letter 07-0484 remains in force against the property until the
work approved under this permit has been completed and inspected for compliance. When the work has been
completed, please submit a letter to the Landmarks Preservation Commission staff, accompanied by photographs
of the completed work, requesting a Notice of Compliance.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
