Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of September 11, 2007, following the Public Hearing of the same date, voted
to approve a proposal for work at the subject premises, as put forward in your application completed August 10,
2007, and as you were informed in the Status Update Letter issued on September 12, 2007 (SUL 08-6270, LPC
07-2873). This approval will expire September 11, 2013.

The proposed work, as approved, consists of constructing a rooftop addition set back form the front and rear
façades; installing new wood and glass storefront infill, consisting of new doors, transoms, a display window and
bulkhead, all finished reddish-brown (PP-421-6) to match the original color; installing one gooseneck light
fixture and one security camera at the residential entrance; and installing a future bracket sign, as shown in
drawings L-001 through L-005, including L-003B, L-D-100 through L-D-106, L-D-200, L-D-201, L-D-202,
L-D-300, L-D-301, L-100 through L-109, L-200, L-200.1, L-201, L-202, L-202.1, L-203, L-300, L-301, L-403,
L-403.1, L-600, L-601, L-602, and L-700 dated presented September 11, 2007, submitted as components of the
application, and presented at the Public Meeting and Public Hearing.

In reviewing this proposal, the Commission noted that the SoHo-Cast Iron Historic District Designation Report
describes 96 Greene as a neo-Grec style building designed by Henry Fernbach and built in 1879; and that in terms
of its style, scale, materials, and details, it contributes to the special architectural and historic character for which
the SoHo-Cast Iron Historic District was designated. The Commission further notes that this permit is being
issued in conjunction with Certificate of No Effect 09-2427 (LPC 08-2014) for restoring the facades and sidewalk
and window replacement, and Modification of Use 09-2426 (LPC 09-1969) approving a request that the
Landmarks Preservation Commission issue a report to the City Planning Commission in support of an application
for a special permit pursuant to Section 74-711 of the Zoning Resolution for a modification of use or bulk.
With regard to this proposal, the Commission found that the proposed rooftop addition will not be visible from
any public thoroughfare, and will not cause dame to or loss of any significant historic fabric; that the additional
wood entrance doors will match the existing doors and that the wood storefront infill is in keeping with storefront
infill historically found in this district; that the proposed light fixture and security camera are in keeping with the
scale of the storefront and will not call undue attention to themselves; that the proposed signage will be in
keeping with the scale of the building and with the types of signs historically found in this district; and that the
work will not detract from the special architectural and historic character of the SoHo-Cast-Iron Historic District.
Based on these findings, the Commission determined the proposed work to be appropriate to the building and the
historic district, and voted to approve this application.

However, in voting to grant this approval, the Commission stipulated that a set of unmounted copies of the
presentation drawings and two final signed and sealed copies of the Department of Buildings filing drawings for
the approved work be submitted to the staff of the Commission for review and approval.

Subsequently, the Landmarks Preservation Commission received final drawings L-001 through L-005, including
L-003B, L-D-100 through L-D-106, L-D-200, L-D-201, L-D-202, L-D-300, L-D-301, L-100 through L-109,
L-200, L-200.1, L-201, L-202, L-202.1, L-203, L-300, L-301, L-403, L-403.1, L-600, L-601, L-602, and L-700
dated issued June 4, 2008 and prepared by Joseph Lombardi, R.A. Staff reviewed the drawings and found that the
work also includes restorative work approved under Certificate of No Effect 09-2427 (LPC 08-2014).
Accordingly, staff reviewed the drawings and found that the proposal approved by the Commission has been
maintained. Based on this and the above findings, the drawings are marked approved with a perforated seal, and
Certificate of Appropriateness 09-2425 is being issued.

The Commission notes that the applicant is applying to the City Planning Commission for certain variances. Any
changes to the design required by the City Planning Commission approval must be submitted to the Landmarks
Preservation Commission for review and approval prior to the issuance of the final approval letter.

PLEASE NOTE: This permit is issued contingent upon the Commission's review and approval of the final
Department of Building filing set of drawings. No work can begin until the final drawings have been marked
approved by the Landmarks Preservation Commission with a perforated seal. Please submit these drawings to the
Landmarks Preservation Commission staff when they become available.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
