Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of March 17, 2009, following the Public Hearing of the same date, voted to
approve the proposed work at the subject premises, as put forward in your application completed on February 19,
2009. This approval will expire on March 17, 2016.

The proposed work, as approved, consists of altering the gardenscape, including installing bluestone pathways in
the garden, relocating artwork in the areaway, installing a garbage enclosure behind a building projection facing
East 29th Street and installing light fixtures in planting beds in the gardenscape; as shown in 14 unlabeled
presentation boards, dated March 17, 2009, prepared by Sullivan Group Design LLC., submitted as components
of the application, and presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that the Individual Landmark designation report describes the
Church of the Transfiguration, 1-11 East 29 Street, a/k/a The Little Church Around the Corner, as a Gothic
Revival style church building built in 1849-50, designed by an unidentified architect. Staff notes that the garden
in front of the church has a winding bluestone path that cuts the garden into zones of green spaces and includes a
fountain which will be retained. Staff also notes that tall buildings have been constructed in front of and adjacent
to the church that have affected the sun and shade quality of the garden.

With regard to this proposal, the Commission found that the work will not result in the removal of significant
historic fabric nor will it eliminate any significant landscape features or alter the overall character of the garden
and entranceway; that the installation of stone paving, benches and other garden elements in the garden and
areaway will be simple in design and harmonize with the existing materials and character of the building and the
site; that the simple design, dark finish, small size, and limited number of exterior lights will help these
installations to remain a discreet presence; and that the 4' wooden garbage enclosure in the areaway will be
tucked away behind a projection in the building façade, and will be minimally visible from East 29th Street.
Based on these findings, the Commission determined the work to be appropriate to the landmark and the
landmark site, and voted to approve this application.

In voting to grant this approval, the Commission stipulated that a reduced set of presentation materials, and two
copies of the final signed and sealed Department of Buildings filing drawings be submitted to the Landmarks
Preservation Commission for review and approval.

Subsequently, on March 19, 2009, the Landmarks Preservation Commission received 10 unlabeled drawings,
dated February 2, 2009, prepared by Sullivan Design Group LLC. Accordingly, staff reviewed the drawings and
found that the proposal approved by the Commission has been maintained. Based on the above findings, the
drawings have been marked approved with a perforated seal, and Certificate of Appropriateness 09-8297 is being
issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
