Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of February 3, 2009, following the Public Hearing of the same date, voted to
approve, with modifications, a proposal for sign and canopy installation at the subject premises, as put forward in
your application completed January 8, 2009, and as described in Status Update Letter 09-7133 (LPC 09-3282),
issed on February 12, 2009. The approval will expire February 3, 2015.

The proposed work, as approved, consists of the installation of a glass-and-metal canopy at the ground floor
southern storefront, with free-standing aluminum letters, 'HSBC' and a logo on the edge; the installation of an
interior light box behind the display window at the ground floor; as shown in current condition and historic
photographs, and drawings labeled Sheets 1, 2, 3, 4, 5, and 6, submitted as components of the application, and
presented at the Public Hearing and Public Meeting. As initially proposed, the work also included the installation
of vinyl applied signage at the second floor windows.

In reviewing this proposal, the Commission noted that the Soho-Cast Iron Historic District designation report
describes 550 Broadway as a store building designed by R. G. Hatfield, built in 1854, and altered in 1901; and
that the style, scale, materials, design and details of the building contribute to the special architectural and historic
character of the district. The Commission further noted that Certificate of Appropriateness 95-0109 (LPC
95-1351) and Certificate of Appropriateness 98-3889 (LPC 98-3435) were issued on February 9, 1995 and
January 29, 1998 respectively for similar canopies at 552-556 Broadway, and the adjacent storefront to the north
at 550 Broadway.

With regard to this proposal, the Commission found that the scale and placement of the proposed metal and glass
canopy will be in keeping with canopies previously approved by the Commission at this building and the adjacent
building; that the proposed canopy will help create a consistent and symmetrical signage and canopy treatment at
the ground floor of this building; that the design and location of the canopy will recall the utilitarian metal
canopies sometimes found historically at buildings of this age, style and type in this historic district; and that the
proposed interior illuminated sign box will not overwhelm the display window nor will it diminish the
transparency of the storefront and windows. Based on these findings, the Commission determined the proposed
work to be appropriate, and voted to approve the proposal with modifications.

However, in voting to grant this approval, the Commission stipulated that the details of the canopy should more
closely approximate those of the approved adjacent canopies, with slimmer framing and smaller letters; and that
the vinyl applied signage at the second floor windows be omitted from the proposal; and that two (2) copies of
the final signed and sealed Department of Buildings filing drawings showing these required changes be submitted
to the Landmarks Preservation Commission for review and approval.

Subsequently, on December 12, 2008, the Commission received drawings, labeled Sheets 1, 2, 3, 4, 5, and 6,
dated February 9, 2009, prepared by Michael Savarese, R.A. The Commission reviewed the drawings and found
that the approved proposal has been expanded to include removing the metal panels in the transom over the
display window and installing a new frosted glass transom; that the details of the canopy and dimensions of the
lettering have been revised to match those of the adjacent canopy; that the proposed canopy will align
horizontally with the existing Banana Republic canopy, as documented in an email, prepared by Miller Savarese
Associates, dated March 5, 2009; that the vinyl signage at the second floor has been omitted; and that in all other
aspects the approved proposal has been maintained. Based on these and the above findings, the drawings have
been marked approved with a perforated seal, and Certificate of Appropriateness 09-7833 (LPC 09-7279) is being
issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
