Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of January 6, 2009, following the Public Hearing of the same date, voted to
grant a Certificate of Appropriateness to install storefront infill and alter a loading dock, as put forward in your
application completed December 4, 2008, as you were informed in Status Update Letter 09-6472 (LPC 09-4838)
issued January 8, 2009. The approval will expire January 6, 2015.

The proposed work, as approved, consists of installing new storefront infill at the ground floor consisting of
out-swinging paired wood and glass doors with paneled bulkheads at the center and northern bay and a display
window at the southern bay, all with shouldered transoms; and modifying the existing single stepped loading
dock to include three diamond plate clad steps at the storefront and residential entrance; as shown in existing
condition photographs and drawings labeled L1, L2, L3, L4, L5 and L6, dated December 12, 2008, prepared by
John F. Peachy, R.A., and submitted as components of the application and presented at the Public Hearing.

In reviewing this proposal, the Commission noted that the Soho-Cast Iron Historic District designation reports
describes 67 Greene Street as store building designed by Henry Fernbach and built in 1873; and that the
building's style, scale and details contribute to the special architectural and historic character of the Soho-Cast
Iron Historic District.

With regard to the proposal, the Commission found that the existing doors at the center bay are deteriorated and
in need of replacement; that the removal of the paired wooden doors at the northern most bay will result in the
loss of significant protected features of the building; that the proposed replacement doors will match the historic
doors in terms of configuration, materials and details; that the overall design of the storefront is based upon
existing conditions and is typical for buildings of this age and style within the SoHo-Cast Iron Historic District;
that the loading dock is not original to the building, and therefore the proposed modifications will not result in the
removal of original fabric; and that the presence of diamond-plate steel clad stair within the loading dock is in
keeping with the loading docks found at the adjacent building and throughout the SoHo-Cast Iron Historic
District. Based on these findings, the Commission determined the proposed work to be appropriate to the building
and the historic district, and voted to approve it.

However, in voting to grant the approval, the Commission stipulated that the applicant work with staff to modify
the storefront framing details by regularizing the transom height and profiles, submit a storefront paint color, and
that a reduced copy of the proposal and two signed and sealed copies of the final Department of Buildings filing
drawings be submitted to the staff of the Commission for review and approval

Subsequently, on February 11, 2009 the Landmarks Preservation Commission received final undated drawings
labeled A1, A2, A3, and A4, and a paint color sample, prepared by John F. Peachy, R.A., and submitted as
components of the application. Staff reviewed the drawings and found that the work approved by the Commission
has been maintained. Other work includes painting the primary façade beige (Benjamin Moore HC-36
"Hepplewhite Ivory"), and installing two light fixtures and intercom/key keeper at the residential entrance.

With regard to this proposal, the Commission finds, that the proposed paint color is typical to buildings of this
style and age found within the district; that the color will not detract of diminish the historic character of the
building or streetscape; that the light fixtures and intercom/key keeper are of a simple design that will not detract
from the historic character of the building; and that their installation will not damage or conceal significant
protected features of the building. Based on the above findings, the drawings are marked approved, and
Certificate of Appropriateness 09-7452 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
