Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of of June 17, 2008, following the Public Hearing of June 17, 2008, voted to
grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forth in your
application completed on May 29, 2008.

The approved work, at the ground floor, consists of the removal of the existing modern storefront infill, and the
fire escape drop ladder; the replacement of missing elements of the cast storefront, including new metal bases and
capitals on the existing cast iron columns and pilasters, and fiberglass consoles and a fiberglass cornice above the
storefront, all painted using Benjamin Moore HC-102, Clarksville Gray; the installation of new painted wood
storefront infill, including glass and wood doors and sidelights, a display window with a paneled bulkhead, and
transom bars, all painted Benjamin Moore HC-168, Chelsea Gray, the installation of exterior lighting and an
intercom, set behind the projecting columns, with selected areas of the historic bullet-lights to be covered with
steel diamond-plate panels, all as shown in drawing CR01, CR02, CR03, CR04, ST01, ST02, and ST03, all dated
June 9, 2008, showing a block plan, existing and proposed floor plans, existing and proposed partial elevations,
photographs of the existing conditions, details, streetscape, and similar adjacent buildings with historic
storefronts, the historic tax photograph, and paint samples, all prepared and presented at the Public Hearing and
the Public Meeting by TRA Studio.

In reviewing this proposal, the Commission noted that the designation report describes 52 Greene Street as an
altered warehouse building built in 1867; and that the style, materials, and detailing of this building are among
the features which define the architectural and historic character of these buildings and the SoHo-Cast Iron
Historic District. The Commission also noted that the building was constructed as a five story building; that the
upper two floors were removed prior to designation; and that the existing storefront infill appears to have been
altered several times prior to designation.
With regard to this proposal, the Commission found that removing the existing modern storefront infill will not
destroy any historic material; that removing the lower portion of the fire escape drop ladder will also not destroy
any significant historic material; that the new painted wood storefront elements, with paneled bulkhead, wood
and glass doors and sidelights, a large display window, and substantial transom bars, will closely resemble
historic storefronts found at many buildings of this age and type within this historic districts; that the use of a
3'-0" wide door and a slightly narrower sidelight at the two entrances will allow wheelchair access to the building
while having minimal effect upon the appearance of the storefront infill; that the proposed signage painted on the
inside face of the transom resembles historic signage, and is well scaled for the size of the façade; that the new
exterior lighting and intercom panel, installed behind the columns where the fixtures will be minimally visible
from the street, will have little impact upon the appearance of the building; that retaining the bullet-light vault
covers, and covering severely deteriorated sections with diamond plate is reversible and will protect this
important streetscape feature; and that for these reasons the proposal will enhance the building, the streetscape,
and the SoHo-Cast Iron Historic District. Based on these findings, the Commission determined the proposed work
to be appropriate to the building, and voted to approve it.

On June 20, 2008, staff received two sets of signed and sealed drawings drawing CR01, CR02, CR03, CR04,
ST01, ST02, and ST03, all dated June 9, 2008, prepared and submitted by TRA Studio. Staff has reviewed these
materials and finds that the proposal approved by the Commission has been maintained in the filing drawings.
Based on this and the approved findings, Certificate of Appropriateness 09-2176 is being issued.

Please note that this permit is being issued with the understanding that, upon a careful examination of the iron and
glass bullet lights, a drawing showing sound sections, as well as areas which the applicant is proposing to cover
with steel diamond plate, will be prepared and submitted to staff for review and approval, prior to removing,
altering or covering any of the existing iron and glass bullet lights.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
