Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of June 17, 2008 following the Public Hearing of the same date, voted to
approve the proposed work at the subject premises, as put forward in your application completed on May 22,
2008. This approval will expire on June 17, 2014.

The proposed work, as approved, consists of alterations at the non-visible rear facade and in the rear yard,
including the construction of a new steel and glass two-story, rear-yard addition, featuring a concrete step, five
metal and glass doors at the first floor, operable transom windows at the second floor; and construction of a wood
deck, featuring a metal and glass railing at the terrace; as shown in drawings labeled (by staff) site plan, existing
conditions photographs, photo montage, and elevation/section, all prepared by Gilles Andre Depardon, R.A.,
submitted as components of the application, and presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that the Greenwich Village Historic District designation report
describes 264 West 12th Street as a Greek Revival style rowhouse built in 1841 and altered in the late 19th
century; and that in terms of its style, scale, materials, and details, the building contributes to the special
architectural and historic character of the Greenwich Village Historic District.

With regard to this proposal, the Commission found that the proposed addition will not be visible from any public
thoroughfare; that the proposed rear yard addition will not rise to the full height of the building and will therefore
retain of the historic rear elevation; that the other houses in this row currently feature rear yard additions and the
presence of an addition on this building will maintain it relationship to the row and will not overwhelm this or the
adjacent buildings; that the addition will be consistent with other large rear yard additions which exist within the
block; that the addition will retain the scale and character of this building as an individual row house; and that the
proposed addition will be in keeping with depth of the adjacent buildings and will not overwhelm the adjacent
rear yards; and that the proposed work will not detract from the special architectural and historic character of the
Greenwich Village Historic District. Based on these findings, the Commission determined the proposed work to
be appropriate to the building and to the historic district, and voted to approve it.

However, in voting to grant this approval, the Commission stipulated that two final signed and sealed copies of
the Department of Buildings filing drawings for the approved work be submitted to the staff of the Commission
for review and approval.

Subsequently, on June 27, 2008, the Landmarks Preservation Commission received final drawings labeled A-000,
A-301, A-302, dated June 10, 2008, A-101, A102, dated May 8, 2008, A-201, A-401, A-402, A-901, and A-902,
dated March 10, 2008, all prepared by Gilles Andre Depardon, R.A. Accordingly, staff reviewed the drawings
and found that the proposal approved by the Commission has been maintained. Based on this and the above
findings, the drawings are marked approved with a perforated seal, and Certificate of Appropriateness 09-1201 is
being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
