Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of April 22, 2008 following the Public Hearing of the same date, voted to
approve a proposal for work at the subject premises, as put forward in your application completed on November
9, 2007, as you were informed in Status Update Letter 08-9099, issued on April 30, 2008 (LPC 08-3802). This
approval will expire April 22, 2014.

The proposed work, as approved, consist of removing the existing diamond plate steps at the ground floor
entrance, installation of a ramp and stairs in painted black diamond plate, and the installation of 1.5" diameter
steel pipe railing painted to match ramp. The proposal was show in photographs and drawings, prepared by
Amelie Rives Rennolds, R.A., dated April 15, 2008.

In reviewing this proposal, the Commission noted that the Tribeca East Historic Designation Report states that 95
Franklin Street as Italianate style store and loft building ca. 1860; and that in terms of style, scale, materials and
details, it contributes to the special architectural and historic features of the Tribeca East Historic District.

With regards to this proposal, the Commission found that the installation of the ramp will not result of the
removal of any significant historic fabric; that the ramp will provide barrier-free access to the entrance at the
ground floor level in the most unobtrustive way possible; that the ramp will recall the loading docks which are
common features fo the Tribeca East Historic District, due to its metal palette and massing; that the ramp wil
employ diamond plate, concrete, simple metal railings where are common materials for loading docks and ramps
found in the Tribeca East Historic District; and that the presence of a ramp will not detract from the special
architectural or historic character of the building or the streetscape. Based on these findings, the Commission
determined the proposed work ot be appropriate to the building and the historic district, and voted to approve this
application.
However, in votingn to grant this approval, the Commission stipulated that a set off unmounted copies of the
presentation drawings and two final signed and sealed copies of the Department of Buildings filing drawings for
the approved work be submitted to the staff for review and approval.

Subsequently, on April 15, 2008, thhe Landmarks Preservation Commission received final drawings labelled A-1,
issued on April 15, 2008, prepared by Amelie Rives Rennolds, R.A., dated April 15, 2008. Staff reviewed the
drawings and found that the work approved by the Commision had been maintained.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
