Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of May 6, 2008, following the Public Hearing of the same date, voted to
approve certain alterations at the subject premises, as put forward in your application completed on March 27,
2008. The approval will expire on May 6, 2014.

The proposed work, as approved, consists of the construction of a two-story rear yard extension and the removal
of two historic stained glass transom windows and their reinstallation within the new rear façade of the new
extension; as shown in presentation boards labeled "LPC plot info", "LPC elevation", "LPC sections", "LPC
photo", "LPC renderings", and "Drawing: A-130 & 131 extension", dated March 18, 2008, prepared by Turu
Illgen, submitted as components of the application, and presented at the May 6, 2008 Public Hearing and Public
Meeting.

In reviewing this proposal, the Commission noted that the Mount Morris Park Historic District designation report
describes 6 West 122nd Street as a rowhouse designed by William Tuthill and built in 1888-89; and that the
building's style, scale, materials, and details contribute to the special architectural and historic character of the
Mount Morris Park Historic District. The Commission also noted that Notice of Violation 91-0339 was issued on
December 20, 1990 for "the installation of metal windows without permit(s)", that Warning Letter 06-0217 was
issued on October 26, 2005 for "painting ground floor without permit(s)", and that Warning Letter 06-0218 was
issued on October 26, 2005 for "installation of light fixture at ground floor façade and security grilles at parlor
floor windows without permit(s)."

With regard to the proposal, the Commission found that the removal of the rear façade at the basement and first
floors will not result in the destruction of any significant architectural features; that the proposed rear yard
addition and deck will not be visible from any public thoroughfare; that the addition will not rise to the full height
of the building, and that the plane of the upper floors of the rear facade will be retained, thereby maintaining the
building's relationship to other houses in the row; that the proposed rear yard addition and deck will not extend to
the rear lot line or substantially eliminate the presence of a rear yard; that other rear yard incursions exist on other
houses on the block, and therefore, the addition will not overwhelm the adjacent buildings or central greenspace;
that the historic stained glass windows are significant features of the building and will be integrated in the new
design; and that the proposed work will not diminish the special character of the building or the greenspace in the
center of the block. Based on these findings, the Commission determined the proposed work to be appropriate to
the building and the historic district, and voted to approve it.

However, the Commission made its determination subject to the stipulation that final signed and sealed
Department of Buildings filing drawings for the approved work be submitted for review and approval.

Subsequently, on May 8, 2008 and May 14, 2008, the Landmarks Preservation Commission received final
drawings A-010, A-011, A-129, A-130, A-131, A-132, A-133, A-134, A-311, and A-511, dated 5/8/08, and
drawing A-332, dated 5/12/08, all prepared by Turu Illgen, R.A.. Staff reviewed these drawings and found that
the approved work has been maintained. In addition, staff noted the inclusion of the following additional work:
interior alterations at the cellar, basement, first, second, and third floors; the installation of four AC units on new
steel dunnage at the roof; the installation of a new metal guard railing at the roof perimeter; the installation of
new metal stairs and a metal deck at the first floor of the new rear addition; the installation of a new door within
an enlarged window opening at the second floor at the rear façade; and the replacement in kind of 5 one-over-one,
double-hung windows.

With regard to the additional work, the Commission finds, in accordance with the Rules of the City of New York,
Title 63, Section 2-19(e)(1), that the AC units, steel dunnage, and guard railing consist solely of mechanical
equipment; that their installation will not result in damage to, or demolition of, a significant architectural feature
of the roof; that they will not be visible from a public thoroughfare; and will not adversely affect significant
architectural features of adjacent improvements. The Commission also finds, in accordance with the R.C.N.Y.,
Title 63, Section 3-04(d)(2), that the new door will not be visible from a public thoroughfare and will be installed
within an existing window opening that is to be enlarged in height and that such enlargement will not alter or
destroy protected features; that the new windows will not be visible from a public thoroughfare and will not
replace "special" windows as defined in the definitions (section 3-01) and illustrated in Appendix A.
Accordingly, staff reviewed the drawings and found that the proposal approved by the Commission has been
maintained. Based on this and the above findings, the drawings are marked approved with a perforated seal, and
Certificate of Appropriateness 09-0050 is being issued.

This permit has been issued upon Patrick McLaughlin and Cindy Klaja-McLauglin's demonstrated intention to
perform work to correct the above referenced violations, as evidenced by the escrow agreement dated February
13, 2008, between Patrick McLaughlin and Cindy Klaja-McLaughlin as owners, and Michael Present,
representing Vaslas Lepowsky Hauss & Danke, LLP, as escrow agent.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
