Docket 08-4674
Historic district Greenwich Village
Landmark name N/A
Expiration date April 8, 2014
Text
Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of April 8, 2008, following the Public Hearing of the same date, voted to
approve a proposal to install new storefront infill at the subject premises, as put forward in your application
completed on March 13, 2008. This approval will expire on April 8, 2014.

The proposed work, as approved, consists of the removal of a non-historic storefront, and the installation of new
storefront infill set back within the historic brick piers, consisting of stainless steel framing and a large display
window with an 18" high red opaque glass bulkhead, as shown in a site map, current condition photographs, and
unlabeled drawings, prepared by Alberto D'Avanzo, submitted as components of the application, and presented at
the April 8, 2008 Public Hearing and Public Meeting. The proposal, as originally presented, included the
installation of new storefront infill flush with the plane of the facade.

In reviewing this proposal, the Commission noted that the Greenwich Village Historic District Designation
Report describes 277 West 4th Street as a three story brick building built in 1827; and that the building's style,
scale, materials, and details are among the features that contribute to the special architectural and historic
character of the Greenwich Village Historic District.

With regard to the proposal, the Commission found that the existing storefront is not historic and that its
replacement will not eliminate any original or historic fabric; that a modern interpretation of historic storefronts
relates to the character of the Greenwich Village Historic District; that the storefront infill will be set between the
historic brick piers; and that the storefront infill will be recessed from the front of the façade therefore allowing it
to relate to the articulation of the streetwall and enhance the original architectural features of the façade. Based on
these findings, the Commission determined the proposed work to be appropriate, and voted to approve it.
However, in voting to grant this approval, the Commission stipulated that the storefront infill be recessed behind
the plane of the piers. The Commission authorized the issuance of a Certificate of Appropriateness upon receipt,
review, and approval of final signed and sealed Department of Buildings filing drawings for the approved work.

Subsequently, on April 10, 2008, the Landmarks Preservation Commission received final drawing A1, dated
4/9/08, and prepared by Alberto N. D'Avanzo R.A. Accordingly, staff reviewed the drawings and found that the
change required by the Commission has been incorporated into the proposal. Based on this and the above
findings, the drawings are marked approved with a perforated seal, and Certificate of Appropriateness is being
issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
displayed at the site while work is in progress. Please direct inquiries to Timothy Shaw.
