Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of January 22, 2008, following the Public Hearing of the same date, voted to
approve a proposal to legalize the installation of a storefront without LPC permits, and to make further alterations
to the storefront infill; as put forward in your application completed December 27, 2007.

The work, as approved, consists of removal of the paint from the facade; the removal of the existing roll down
gates and the transom panel above the door, and the expansion of the multi-pane metal and glass infill; and the
installation of a new multi-pane metal and glass door to match the infill. The approved work was shown on
presentation boards consisting of streetscape photographs, photo-montages, and drawings labeled "Storefronts,"
"Signage," and "Paint Removal," prepared by Konyk Architecture, and presented at the Public Hearing and
Public Meeting.

In reviewing this proposal, the Commission noted that 150 Wooster Street is a one-story garage building; and that
the building's style, scale, materials, and details contribute to the special architectural and historic character of the
Soho-Cast Iron Historic District. The Commission further noted that Notice of Violation 88-0488 was issued
March 2, 1998 for "The ongoing interior alteration and repairs to brick-work without permit(s)"; Notice of
Violation 94-0453, was issued April 21, 1994 for "The painting of facade without permits"; and Notice of
Violation 00-0414, was issued January 31, 2000 for "Painting of facade and installation of shopfront, lighting and
display box without permit(s)."

With regard to this proposal, the Commission found that the removal of the paint from the brick façade will return
the building closer to its historic appearance; that the removal of the existing roll down gates and the transom
panel above the door, and the expansion of the multi-pane metal and glass infill will bring consistency and
regularity to the storefront; that the multi-pane configuration of the storefront infill is in keeping with the
typology of garage buildings, as it recalls the historic paneled doors that were typically seen on garages of this
age and style; that the proposed alterations to the storefront infill will maintain the transparency that characterized
the garage when in use, as seen in the tax photo; and that all of the proposed alterations at the primary facade will
strengthen the historic and architectural character of the building, and the Soho-Cast Iron Historic District. Based
on these findings, the Commission determined the proposed work to be appropriate to the building and the
hiistoric district, and voted to approve this application.

The Commission authorized the issuance of a Certificate of Appropriateness upon receipt, review and approval of
two sets of signed and sealed Department of Building filing drawings showing the approved design.

Subsequently, on February 21, 2008, the Landmarks Preservation Commission received final drawings labeled
"Cover Sheet," A-001, A-101, A-102, A-103, P-101; and "Signage" (labeled by staff), all dated 1/22/08, and
prepared by Craig Konyk, R.A. Accordingly, staff reviewed these materials and found that additional work was
included, consisting of painting the storefront infill and the existing door at the service entrance Benjamin
Moore's "Toucan Black;" and installation of a new 2' x 3' wooden bracket sign, with a red background and
"MACLAREN" printed in white letters, to be mounted on plain brick next to the upper right hand corner of the
storefront infill.

With regard to the proposed additional work, the Commission finds that the proposed paint color is in keeping
with historic paint colors for windows and doors of garage buildings of this age and style; that the size, placement
and materials of the proposed bracket sign are in keeping with the provisions set forth in the R.C.N.Y. Title 63,
Section 2-20; and that the proposal approved by the Commission has been maintained. Based on these and the
above findings, the drawings have been marked approved with a perforated seal, and Certificate of
Appropriateness 08-7469 is being issued.

PLEASE NOTE: Notices of Violation 88-0488, 94-0453, and 00-0414 will remain in force against the property
until the work outlined in this permit has been completed and inspected for compliance. When the work is
finished, the owner must submit a written request for a Notice of Compliance, along with photographs of the
completed work, for review by LPC staff.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
