Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of September 23, 2008 following the Public Hearing of the same date, voted
to approve the installation of an entrance ramp and rooftop mechanical equipment at the subject premises, as put
forward in your application completed August 28, 2008. This approval will expire September 23, 2014.

The proposed work, as approved, consists of constructing a granite clad ("Dakota Mahogany" with a thermal
finish) entrance ramp in front of the entryway spanning approximately 14-feet, 8-inches to the west, featuring a
step approximately 8-feet, 8-inches centered in front of the entryway and statuary bronze handrails; replacing
paired multi-light wood and glass paneled doors, with a dark stained finish; installing a cast bronze plaque
reading "IESE" to the east of the entryway to match the size of the existing plaque; removing the gabled
conservatory roof, and installing a new flat roof with steel dunnage, a sunken mechanical penthouse
approximately 16-feet tall, and a cooling tower approximately 13-feet tall; as shown in the presentation boards,
showing existing condition photographs, proposed elevations, sections, and plans of the proposed ramp, roof plan
and section of the proposed rooftop mechanical equipment, and photo montages, dated September 2, 2008,
submitted as components of the application, and presented at the Public Meeting and Public Hearing.

In reviewing this proposal, the Commission noted that the designation report for the Columbia Artists
Management Inc. Building & former Louis H. Chalif Normal School of Dance describes 165 West 57th Street as
an Italian Renaissance style building designed by George A. and Henry Boehm and built in 1916. This permit is
being issued in conjunction with Certificate of No Effect 09-6216 (LPC 09-4952).

With regard to this proposal, the Commission found that the ramp is modest in scale and its presence will not
overwhelm the visual character of this Individual Landmark; that the proposed ramp will allow for accessibility
into the building, without damaging or altering any significant architectural features of the building; that the
materials of the ramp and handrail, including granite and metal with a statuary bronze finish, are in keeping with
the materials palette of the building; that the proposed paired wood and glass doors will match the historic in
terms of size, profile, details, operation, and finish; that the proposed cast bronze plaque mounted beneath the
light fixture will not detract from any significant architectural features; that the proposed rooftop HVAC cooling
tower will only be minimally visible from West 58th Street over the rear façade owing to a break in the
streetscape caused by a service alley; and that the installation will not result in the loss of or damage to any
significant architectural features. Based on these findings, the Commission determined the proposed work to be
appropriate to this Individual Landmark, and voted to approve it.

However, in voting to grant this approval, the Commission stipulated that the applicant verify with the
Department of Transportation if the grade of the sidewalk can be altered instead of installing a ramp; and that two
final signed and sealed copies of the Department of Buildings filing drawings for the approved work be submitted
to the staff of the Commission for review and approval.

Subsequently, on December 4, 2008, the Landmarks Preservation Commission received an email dated October
30, 2008, prepared by Kristian Gregerson, Gensler; written specifications ("Addendum #1) dated November 20,
2008, prepared by Gensler; "Stile and Rail Wood Doors - Sectioni 08 14 33" dated October 15, 2008, prepared by
Gensler; drawing labeled A12.26, dated issued October 15, 2008, prepared by Gensler; and final drawings labeled
M-1 through M-7, M-C-1, M-1-1, M-2-1, M-3-1, M-4-1, M-5-1, M-6-1, M-R-1, P-1 through P-5, P-C-US-1,
P-C/1-1, P-2/3-1, P-4/5-1, and P-6/R-1, dated issued October 28, 2008, prepared by Martin S. Konikoff, P.E.; and
drawings labeled A00.00, A00.02, A00.10, A09.00, A09.01, A09.02, A09.10, A09.11, A09.20, A09.21, A09.22,
A09.30, A09.31, A09.32, A09.40, A09.50, A09.51, A09.52, A09.60, A09.70, A09.71, A09.72, A09.73, A09.74,
A09.75, and A10.3, dated issued November 20, 2008, prepared by Ambrose Aliga-Kelly, R.A. Accordingly, staff
reviewed the drawings and found that the proposal approved by the Commission has been maintained. Based on
this and the above findings, the drawings are marked approved with a perforated seal, and Certificate of
Appropriateness 09-6212 (LPC 09-2061) is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
