Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of of September 9, 2008, following the Public Hearing of September 9, 2008,
voted to approve the proposal for work at the subject premises, as put forth in your application completed on
August 14, 2008, as you were informed in a Status Update Letter dated September 10, 2008. This approval
expires on September 9, 2014.

The work, as approved, consists of alterations at the front façade, the construction of a rooftop addition, and also
alterations to the rear façade. The work at the front facade includes removing the existing modern areaway
entrance, areaway fence, the modern brick panels below the windows on the parlor floor to create lengthened
window openings, and all the existing windows; and constructing a new stoop leading to a new parlor floor
entrance, with a door surround matching those at the adjacent houses in the row; the installation of new
black-painted ironwork, including areaway and stoop railings, and a porch over the stoop; the installation of
white-painted wood French doors in the lengthened window openings on the parlor floor, iron balconettes in front
of the French doors, and double-hung multi-light windows and modified window surrounds on the upper floors;
resurfacing the areaway facade with cementitious mortar matching the color and texture of the historic
brownstone still in place in this row, and also using matching cementitious mortar at the stoop, and the door and
window surrounds. The work at the roof includes demolition of the existing stair bulkhead, and the construction
of a one story rooftop addition, with pipe handrails set back from the parapet and roof-mounted HVAC
equipment. The work at the rear façade includes the demolition of an existing two story extension, removal of the
existing windows and a pair of French doors at the cellar level, removing the brick panel between the windows at
the cellar level, and dropping the sills at the parlor floor level, and installation of new windows at all floors,
including three sets of French doors in a single opening at the cellar level, and three pairs of French doors in the
lengthened openings at the parlor floor, all as shown in drawings L1, dated May 19, 2008, L2 through L12, all
dated July 31, 2008, A201, A202, A301, and A302, all dated August 1, 2008, and an undated rendering of the
front facade, all prepared by Steven Harris Architects and presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that the Greenwich Village Historic District Designation
Report describes 60 Jane Street as a Greek Revival style rowhouse built in 1848-49; and that the style, scale,
materials, details of this building, and its position within a significantly intact row, are among the features that
contribute to the special architectural and historic character of the historic district. The Commission also noted
that two other buildings in the row, at 62 and 64 Jane Street retain their domestic scale, and significant historic
details, including their stoops, ironwork railings, an ironwork porch at 64 Jane Street; lengthened windows at the
parlor floor; multi-light windows, and brownstone door surrounds and lintels.

With regard to this proposal, the Commission found that that removing the existing modern areaway fence, steps,
areaway entrance, brick panels under the parlor floor windows, and the existing windows, will not cause the
destruction of any significant historic fabric or features; that the materials, proportions, details, and finishes of the
proposed stoop, areaway handrails, entrance surround, door, and porch, and the lengthened window openings at
the parlor floor, will all match historic details still in place at other houses in the row, or the "ghosts" of historic
features still in place at this façade, bringing this house closer to its historic appearance; that installing new
painted wood French doors at the lengthened window openings at the parlor floor will also bring the façade closer
to its original appearance; that the demolition of the existing stair bulkhead and the construction of the rooftop
addition will not destroy any significant historic material; that the rooftop addition will be visible from a very
small view corridor to the north east of the building; that the addition will not be seen in silhouette against the
sky, but only in combination with the roof bulkhead on the adjacent building, and the rear facades of the
buildings to the south; that the medium gray finish of the proposed stucco cladding allow the addition to blend
visually with the roof-scape; that the construction of a one story addition, covering only a portion of the roof, will
not overwhelm or significantly alter the mass of the building; that the work at the rear will not be visible from any
public thoroughfare; that the work will not destroy any significant historic fabric; that the demolition of the
existing ell will open green-space in the center of the block; that the proposed rear façade will maintain the scale
of the existing rowhouse; and that for these reasons, the proposed construction of the rooftop addition and the
alterations to the rear façade are in keeping with the scale of the building, the row, and the Greenwich Village
Historic District. Based on these findings, the Commission determined the proposed work to be appropriate to the
buildings, and voted to approve it.

However, the Commission made its determination subject to the condition that two sets of stamped and signed
Department of Building construction drawings showing the approved design be submitted to the Commission for
review.

On October 2, 2008, the staff of the Commission received the requested drawings, A000, A001, D101, D102,
A101, A102, A103, A201, A202, A301, A302, all dated September 17, 2008, M0, and M1 to M5, all dated
August 6, 2008, and S1 through S6, all dated July 31, 2008, all prepared and submitted by Steven Harris
Architects. Staff has reviewed these materials and finds that the proposal approved by the Commissioners has
been maintained in the filing drawings; and that the drawings include additional interior alterations, conforming
to Commission Rules. Based on this and the above findings, these drawings have been marked approved with a
perforated seal, and Certificate of Appropriateness 09-4548 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or

civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
