Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of November 27, 2007, following the Public Hearing of November 27, 2007,
voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forth in your
application completed on November 1, 2007.

The work, as approved, consists of the replacement of storefronts at the south-east corner of the building, facing
East 8th Street and University Place, as shown in drawings A1, A2, and A3, all dated March 21, 2007, showing
the existing and proposed floor plans, existing and proposed elevations, and construction details, copies of
renderings of the building prepared by the original architects at the time of construction, photographs of the
existing conditions, and materials samples, all prepared by Bumpzoid, and photographs from Commission files,
all presented at the Public Hearing and the Public Meeting.

In reviewing this proposal, the Commission noted that the Greenwich Village Historic District Designation
Report describes this building as an apartment house built in 1965. The Commission also noted that this building
is not one of the buildings for which the Greenwich Village Historic District was designated; that the residential
portion is set back from the street wall; that the roof of the commercial base of the building is used for terraces at
the residential portion of the building; that Certificate of Appropriateness 94-0038 was issued on September 17,
1993, for the legalization of storefront infill at a storefront at the south-west corner of the building; that
Certificate of Appropriateness 95-0090 was issued on December 30, 1994, for the installation of storefront infill
at a storefront at the East 8th Street facade of the building; that Certificate of Appropriateness 98-1031 was issued
on July 22, 1997, for the installation of storefront infill at a storefront at the south facade of the building; and that
Certificate of Appropriateness 97-6211 was issued on June 23, 1997, for the installation of the existing storefront
infill at the south-east corner of the building which the applicant proposes to remove under this application.
With regard to this proposal, the Commission found that recladding the existing piers and lintels with black
granite will help the new storefronts harmonize with the black granite trim, polished metal storefront framing,
proportions, and details of previously approved replacement storefronts; that the new metal and glass infill will
match the infill in the other previously approved storefronts; that the addition of transoms into the existing
storefront windows will help to integrate the proposed HVAC louvers into the design of the base of the building;
that the transom windows are well proportioned in relation to the height of the bulkheads and size of the display
windows; and that the proposed work will not diminish the special architectural and historic character of
Greenwich Village Historic District. Based on these findings, the Commission determined the proposed work to
be appropriate to the building, and voted to approve it.

However, in voting to grant this approval, the Commission made its determination subject to the condition that
two sets of signed and sealed Department of Building construction drawings be submitted to the Commission for
review.

On November 29, 2007, the staff of the Commission received the requested drawings, A1, A2, and A3, all dated
March 21, 2007, prepared by Bumpzoid. Staff has reviewed these materials and finds that the proposal approved
by the Commissioners has been maintained in the filing drawings. Based on this and the above findings, these
drawings have been marked approved with a perforated seal, and Certificate of Appropriateness 08-5622 is being
issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
