| Text | Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation Commission, at the Public Meeting of August 14, 2007, following the Public Hearing of August 7, 2007, voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forth in your application completed on July 12, 2007. This permit will expire on August 14, 2013. The work, as approved, consisted of constructing raising the roof, installing skylights, and rooftop deck. This work was shown in photo boards and drawings L0.01 through L0.04, L1.01, L1.02, L2.01, L2.02, L3.01, and L3.02, dated August 7, 2007, prepared by MADE, LLC, and submitted as components of the application, and presented at the Public Hearing and Public Meetings. The work as originally presented called for a larger rooftop deck. In reviewing this proposal, the Commission notes that Fort Greene Historic District designation report describes 10 South Portland Avenue as an Italianate style rowhouse built ca. 1864; and that in terms of its style, scale, materials and details the building contributes to the special historic and architectural character of the Fort Greene Historic District. With regard to this proposal, the Commission found that the proposed work will not cause damage to, or demolition of any significant architectural features; that the height and volume of the proposed rooftop addition will not overwhelm the scale of the building; and that the proposed rooftop addition will not extend to the rear façade, thereby maintaining the original volume of the building. Based on these findings, the Commission determined the proposed work to be appropriate to the building and voted to approve it. However, in voting to grant this approval, the Commission made its determination subject to the stipulation that the proposed rooftop deck be restudied to eliminate the visibility of the railing; and two sets of final signed and sealed drawings, showing the approved work, which are to be filed at the Department of Buildings, be submitted to the staff of the Commission for review and approval. Subsequently, on September 7, 2007, the staff of the Commission received drawings A0.00, A2.10 through A2.16, dated April 20, 2007, revised June 19, 2007; A1.00, A1.01 through A1.04, A1.10 through A1.16, A3.02, A3.10, A3.11, A3.20, A3.21, A3.22, A3.40, and A3.41, dated April 20, 2007; prepared by Eun Sun Chun, R.A.; M0.1, dated April 25, 2007; M1.1 through M1.7, M2.1, M3.1, M3.1, M4.1 through M4.4, P.01, and P1.1 through P1.7, dated April 25, 2007, revised June 6, 2007, Imtiaz, Mulla, P.E.; and S2.11 through S2.14 and S3.00, dated April 20, 2007, prepared by Rodney D. Gibble, P.E. The Commission reviewed the submitted drawings and found that proposal approved by the Commission has been maintained. Therefore, these drawings are being marked approved by the Commission with a perforated seal, and this Certificate of Appropriateness is being issued. This permit is issued on the basis of the building and site conditions described in the application and disclosed during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building or site conditions are materially different from those described in the application or disclosed during the review process. All approved drawings are marked approved by the Commission with a perforated seal indicating the date of approval. The work is limited to what is contained in the perforated documents. Other work or amendments to this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or civil penalties, including imprisonment and fines.
