Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of August 7, 2007, following the Public Hearing of the same date, voted to
grant a Certificate of Appropriateness for work at the subject premises, as put forward in your application
completed on June 28, 2007; and as you were informed in Status Update Letter 08-1626 (LPC 07-7730).

The proposal, as approved, consists of alterations at the ground floor, including removing the security grilles and
windows at the corner storefront; and installing two-over-two double hung wood windows; removing the existing
non-historic infill at the bays on Collister, and installing new doors, sidelights, and transoms; and installing a
metal canopy at the entrance doors on the Collister street facade. The proposal was shown on presentation boards
consisting of a historic district map, historic photographs, and drawings LPC-0, LPC 1.1, LPC 1.2, F0, F1, F2,
F3.1, F3.2, F4.1, F4.2, F5, and F6, dated July 11, 2007, prepared by Stephen Alastair Wanta Architect; and all
presented at the Public Hearing.

In reviewing this proposal, the Commission noted that the Tribeca North Historic District Designation Report
describes 57 Laight Street as a Renaissance Revival style store and loft building designed by Horgan & Slattery
and built in 1892-93; and that the building's style, scale, materials and details are among the features that
contribute to the special architectural and historic character of the Tribeca North Historic District.

With regard to this proposal, the Commission found that the window bars, and infill at the residential entrance
and shaftway are later alterations, and therefore the work will not result in the removal of significant historic
fabric; that the two-over-two double hung wood windows with divided light transoms at the ground floor will
match the configuration of the windows at the upper floors; that the proposed louvers at the brownstone base will
be painted to match the surrounding masonry, and therefore will not call undue attention to themselves; that the
design for the residential entrance and shaftway, by incorporating glazing, will recall the presence of a loading
bay and service entrance, and therefore will be harmonious with the historic character of the building; and that the
scale, details, and bronze-painted steel of the proposed canopy is in keeping with the industrial character of the
building, and therefore will not detract from the façade. Based on these findings the Commission determined the
work to be appropriate to the individual landmark, and voted to approve it.

However, the Commission made its determination subject to the stipulation that two sets of Department of
Buildings filing drawings be submitted to the Commission for review and approval. Subsequently, on August 27,
2007, the Commission received drawings F0, F1, F2, F3.1, F3.2, F4.1, F4.2, F5, and F6, dated revised August 17,
2007, prepared by Stephen Alastair Wanta, R.A. The Commission reviewed the drawings and found that the
work approved by the Commission has been maintained. Based on this and the above findings, the drawings are
being marked approved with a perforated seal, and Certificate of Appropriateness 08-3174 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
