| Text | ISSUED TO: Pamela Hort 355 College Road Bronx, NY 10471 Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation Commission, at the Public Meeting of May 8, 2007, following the Public Hearing of the same date, voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forward in your application completed on April 12, 2007. The proposed work, as approved, consists of rebuilding and enlarging an existing rear deck, including constructing brick piers with wood lattice infill at the base, a new wood deck and railing with steps on the north and east elevations; and enlarging existing and creating new openings on the north and east elevations, and installing new multi-pane wood windows and French doors, as shown in drawings A00, A02, A03, and A04, dated July 28, 2006, and A02A, dated March 28, 2007, prepared by Kevin Wolfe, Architect, and photographs of the existing conditions, submitted by the as components of the application, and presented at the Public Hearing and Public Meeting. In reviewing this proposal, the Commission noted that the designation report states that 355 College Road is a Georgian Revival style house designed by W. Stanwood Philips, and built in 1923-25; and that the building's style, scale, materials and details are among the features which contribute to the special historic and architectural character of the Fieldston Historic District. With regard to this proposal, the Commission found that the extension of the deck will not cause the loss of, or damage to, any significant architectural features; that the proposed red brick piers will be harmonious with the existing red brick façade; that the wood lattice infill panels will recall features found historically at porches on houses of this type and period, and will maintain an open appearance; that the proposed alterations to the fenestration on the rear and side elevations including creating new door openings with multi-pane French doors, and new window openings with six-over-six, wood double-hung windows, will be compatible with the historic fenestration, and is typical of the types of doors found at rear patios and decks; and that the proposed work will not detract from the special historic and architectural character of the building or the historic district. Based on these findings, the Commission determined the proposed work to be appropriate to the building and the historic district, and voted to approve this application. In voting to grant this approved, the Commission made its determination subject to the condition that two sets of the final signed and sealed Department of Buildings filing drawings be submitted to the staff of the Commission for review and approval. Subsequently, the staff of the Commission received drawings A00 through A07, dated March 28, 2007, prepared by Kevin Wolfe, Architect. The Commission reviewed the drawings and found that the proposal approved by the Commission has been maintained. Based on this and the above findings, the drawings have been marked approved by the LPC with a perforated seal and Certificate of Appropriateness 07-8810 is being issued. This permit is issued on the basis of the building and site conditions described in the application and disclosed during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building or site conditions are materially different from those described in the application or disclosed during the review process. All approved drawings are marked approved by the Commission with a perforated seal indicating the date of approval. The work is limited to what is contained in the perforated documents. Other work or amendments to this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or civil penalties, including imprisonment and fines.
