Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of July 24, 2007 following the Public Meeting and Public Hearing of April
24, 2007, voted to approve the modification of a door opening to accommodate a window at the subject premises,
as put forward in your application completed June 28, 2007. This approval will expire July 24, 2013.

The proposed work, as approved, consists of modifying one (1) existing door opening at the ground floor on the
East 93rd Street elevation, to accommodate one (1) new six-over-six, double-hung wood window with a black
finish to match the master plan; installing granite infill to match the existing base; and installing five (5) new
security grilles with a black finish; as shown in the presentation boards, showing existing condition photographs,
existing and proposed elevations, sections, and a floor plan of the proposed door opening modification, photo
montages, and material samples, labeled L1.0 and L2.0, dated May 10, 2007, and L3.0 and L4.0, dated May 18,
2007, submitted as components of the application, and presented at the Public Meeting and Public Hearing.

In reviewing this proposal, the Commission noted that the Carnegie Hill Historic District designation report
describes 1185 Park Avenue as a neo-Gothic style apartment building built in 1928-29; and that in terms of its
style, scale, materials, and details it contributes to the special architectural and historic character of the Carnegie
Hill Historic District. This permit is being issued in conjunction with Authorization To Proceed 08-1122 (LPC
08-0705) and Certificate of No Effect 08-1427 (LPC 08-0974).

With regard to this proposal, the Commission found that the alterations to the existing door opening on the first
floor at the 93rd Street elevation will not result in a loss of significant architectural features; that the proposed
window will maintain the height of the adjacent windows lintels and sills; that the proposed doorway
modification will not overwhelm or detract from the building or adjacent buildings; that the proposed granite
infill matches the existing granite base on the façade; that the proposed security grilles will match the existing at
adjacent windows in terms of design, materials, and finish; and that proposed work will not diminish the special
historic and architectural character of the building or the Carnegie Hill Historic District. Based on these findings,
the Commission determined the proposed work to be appropriate to the building and the historic district, and
voted to approve it.

Subsequently, on June 28, 2007, the Landmarks Preservation Commission received final drawings labeled L1.0
and L2.0, dated issued May 10, 2007; and drawings labeled L3.0 and L4.0, dated issued May 18, 2007, all
prepared by Stephen John Killcoyne, R.A. Accordingly, staff reviewed the drawings and found that the proposal
approved by the Commission has been maintained. Based on this and the above findings, the drawings are
marked approved with a perforated seal, and Certificate of Appropriateness 08-1103 (LPC 07-7274) is being
issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
