Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation Commission, at the Public Meeting of June 26, 2007, following the Public Hearing and Public Meeting of June 19, 2007, voted to approve a proposal to install new storefront infill, as put forward in your application completed June 20, 2007, and as you were notified in Status Update Letter 08-0035 (LPC 07-7968) issued on July 2, 2007. The work, as approved, consists of removal of the existing deteriorated stainless steel storefront; the removal of the existing metal cladding at the ground floor piers and the restoration of the original cast iron columns, which will be painted to match the brick of the building's upper stories; and the installation of a new stainless steel and glass storefront, set back 12" from the building's façade, featuring a large display window, a glass door and a stainless steel door (the residential entrance) set on 6" off-set pivots; and signage within the storefront opening, featuring 7" recessed laser-cut lettering on a stainless steel panel. The proposal, as initially presented to the Commission, consisted of the same scope of work and design concept, but called for the stainless steel store front to be set back only 6" from the building's façade, and featuring standard out-swing doors of a slightly larger width. The approved work was shown on presentation boards consisting of streetscape montages, renderings, material samples and drawings labeled A-00, A-01, A-02, A-03, A-04, and A-300 through A-304, dated revised June 21, 2007, prepared by Michael J. Neumann, R.A., and presented at the Public Hearing and Public Meetings. In reviewing this proposal, the Commission notes that 101 Prince Street is a commercial building designed by Thomas Lamb and built in 1910-11; and that the building's style, scale, materials, and details contribute to the special architectural and historic character of the Soho-Cast Iron Historic District. With regard to this proposal, the Commission found that the existing storefront, which appears in the 1940's tax photo, is deteriorated and warrants removal; that the proposed new stainless steel storefront is a modern evocation of the existing 1940's storefront, which has housed a diner for generations; that the removal of metal cladding at the ground floor pier will remove later unsympathetic alterations, and the restoration of the original cast-iron columns beneath will preserve these significant features; that the new storefront design incorporates the exposed original cast-iron columns; and that the proposed storefront will restore transparency to the base, which is a characteristic of storefronts within the SoHo-Cast Iron Historic District. The Commission authorized the issuance of a Certificate of Appropriateness upon receipt, review and approval of two sets of signed and sealed Department of Building filing drawings showing the approved design. Subsequently, on July 6, 2007, the Landmarks Preservation Commission received final drawings A-00, A-01, A-02, A-03, A-04, and A-300 through A-304, dated revised June 21, 2007, prepared by Michael J. Neumann, R.A. Accordingly, staff reviewed the drawings and found that the proposal approved by the Commission has been maintained. Based on this and the above findings, the drawings have been marked approved with a perforated seal, and Certificate of Appropriateness 08-0384 is being issued. This permit is issued on the basis of the building and site conditions described in the application and disclosed during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building or site conditions are materially different from those described in the application or disclosed during the review process. All approved drawings are marked approved by the Commission with a perforated seal indicating the date of approval. The work is limited to what is contained in the perforated documents. Other work or amendments to this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently displayed at the site while work is in progress. Please direct inquiries to Andria Darby. Robert B.
