Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of May 15, 2007, following the Public Meeting and Public Hearing of
December 12, 2006, voted to grant a Certificate of Appropriateness for the proposed work at the subject premises,
as put forward in your application completed on November 16, 2006, and as you were informed in Status Update
Letter 07-8443 (LPC 07-1489), issued May 15, 2007.

The proposed work, as approved, consists of enlarging the existing one-story east side wing, adding a second
story and a two-story extension extending towards the rear of the house; removing the existing one-story
non-historic rear sun room addition and constructing a new stucco-clad, one-story sun room addition; and
enlarging the width and depth of the existing entrance vestibule. The new additions and entrance vestibule will be
constructed of stucco, and wood, with slate roofs and multi-pane steel casement windows, as shown in drawings
a201, a100, a101, a201, a103, a202, a203, and a204, revised April 10, 2007, and a201 and a301, revised February
14, 2007, and a rendering, prepared by Philip Mitropoulos, Architect, and photographs of the existing conditions,
presented at the Public Hearing and Public Meetings. The proposal as initially presented to the Commission
featured a larger roof, and a higher eave line than the existing, on the second floor addition, a polygonal shaped
sun room with single-pane casement windows; and a larger entrance vestibule that projected beyond the plane of
the façade and had a hipped roof, as shown in drawings labeled "Proposed Site Plan," "Cellar Plan," "First Floor
Plan," "Second Floor Plan," "Attic Plan," "Roof Plan (Proposed)," "Primary Façade," "East Elevation," "South
Elevation," "West Elevation," and "Longitudinal Section," and a rendering, dated December 12, 2006, prepared
by Philip Mitropoulos, Architect.

In reviewing this proposal, the Commission noted that the designation report states that 240 Ridge Road is a
Tudor Revival style house built in 1930 and designed by Henry Kiefer; and that the style, scale, design, details
and materials of the buildings are among the features which contribute to the special architectural and historic
character of the Douglaston Historic District.

With regard to this proposal, the Commission found that the design of the proposed additions will be harmonious
with, the original house in terms of style, materials, scale, details, and finish; that the proposed additions will be
subordinate to, and harmonious with the roof line of the existing house; that the fenestration of the proposed
additions reflects the configurations, dimensions and proportions of the historic fenestration; that the construction
of the proposed additions will not result in loss of, or damage to, significant landscape improvements; that the
proposed additions will not result in the building covering more than 30% of the lot; that the enlarged existing
rear dormer will match the design and details of the existing and will be similar in scale to the existing east
elevation dormer; and that the proposed additions will not detract from the special architectural and historic
character of the house or the Douglaston Historic District. Based on these findings, the Commission determined
the proposed work to be appropriate to the building and the historic district, and voted to approve this application.

In voting to grant this approved, the Commission made its determination subject to the condition that two sets of
the final signed and sealed Department of Buildings filing drawings be submitted to the staff of the Commission
for review and approval.

Subsequently, the staff of the Commission received drawings a201, g001, g002, a100, a101, a102, a103, a201,
a301, ex001, ex100, ex101, ex102, ex103, ex201, ex202, ex203, and ex204, revised June 5, 2007, and a202,
a203, a204 and a302, revised June 28, 2007, prepared by Mitropoulos Architects. The Commission reviewed the
drawings and found that the proposal approved by the Commission has been maintained. Based on this and the
above findings, the drawings have been marked approved by the LPC with a perforated seal and Certificate of
Appropriateness 07-9921 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
