Docket 07-7408
Historic district Clinton Hill
Landmark name N/A
Expiration date June 19, 2013
Text
Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of June 19, 2007, following the Public Hearing of the same date, voted to
grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forward in your
application completed on May 24, 2007.

The proposed work, as approved, consists of removing the existing aluminum cladding and security roll-down
gates on the storefront extension, and installing new smooth dark green painted steel cladding with paneled
bulkheads; installing a framed sign band with painted signage; and installing a black painted fiberglass cornice at
the top of the storefront extension, as shown in drawings and photographs labeled L01, L02, L03, L04 and L07,
revised June 12, 2007, prepared by NV/da,LLC, submitted as components of the application, and presented at the
Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that the designation report states that 132 Greene Avenue is an
Italianate style house built in 1871; and that the style, design, scale, details, and materials of the building are
among the features which contribute to the special architectural and historic character of the Fort Greene Historic
District. The Commission further noted that Notice of Violation 00-0635 was issued November 13, 2000 for
storefront alterations, including the installation of exterior roll-down security gates and housing, and signage
without Landmarks Preservation Commission permits; and Certificate of Appropriateness 07-8549 was issued
May 29, 2007 legalizing the storefront infill, but denying legalization of the aluminum cladding and roll-down
security gates.

With regard to this proposal, the Commission found that removal of the existing corrugated aluminum cladding
and security roll-down gates and housing will eliminate features which detracts from the special historic and
architectural character of the building; that the proposed smooth metal cladding with a painted green finish,
paneled bulkheads, new fiberglass cornice, and framed sign-band with painted signage will introduce details and
features that recall early 20th century storefronts in this historic district; and that the proposed work will create a
more harmonious relationship between the storefront extension and the original building, thereby strengthening
its contribution to the special historic and architectural character of the Fort Greene Historic District. Based on
these findings, the Commission determined the proposed work to be appropriate to the building and the historic
district, and voted to approve this application. The drawings have been marked approved by the LPC with a
perforated seal and Certificate of Appropriateness 07-9509 is being issued.

Please note that the approved work must be completed by March 19, 2008. Notice of Violation 00-0635 will
remain in force against the property until the work has been completed and inspected for compliance. When the
work is complete, please make a written request for a Notice of Compliance and include photographs of the
completed work.

Please note that this permit contains a compliance date. If you do not complete the work by this date, an
additional Notice of Violation (NOV) originating from the Environmental Control Board may be issued in
accordance with Title 63 of the Rules of the City of New York, Section 7 02(c).

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
displayed at the site while work is in progress. Please direct inquiries to Lisa Schaeffer.
