Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of February 27, 2007, following the Public Hearing and Public Meeting of the
same date, voted to approve certain work at the subject premises as put forward in your application completed on
February 1, 2007.

The proposal, as approved, consists of removing existing historic and modern storefront infill, signage, and
exterior mounted security roll gates at the center bay, removing modern doors at the flanking two commercial
entrance doors, installing new painted wood storefront infill with a central door and paneled bulkheads at the
center bay, and installing two new wood and glass doors at the flanking commercial entrances, as shown in
photographs and drawings entitled "28 West 27th Street Storefront" prepared by Michael A. Geyer Architect,
submitted as components of the application and presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission notes that 28 West 27th Street is a Beaux-Arts style office and loft
building designed by Neville & Bagge and built in 1908-09; and that the style, scale, materials and details of the
building are among the features that contribute to the special architectural and historic character of the Brooklyn
Heights Historic District.

With regard to this application, the Commission found that the proposed storefront is in keeping with storefronts
found on building's of this age, style and type in this historic district in terms of its design and configuration and
will be consistent with the commercial character of the building; that the design of the proposed storefront and
door which will fit neatly within the existing opening in the central bay of the building will not call undue
attention to itself, nor detract from the main building entries which have been altered over time; and that the
proposed work will be in keeping with the special architectural and historic character of the building and the
historic district. Based on these findings, the Commission determined the proposed work to be appropriate to the
building and to the historic district and voted to approve it. The work, therefore, is approved.

However, in voting to grant this approval, the Commission made its determination subject to the stipulation that
two sets of final signed and sealed drawings be submitted to the Landmarks Preservation Commission for review
and approval.

Subsequently, the Commission received drawings [not dated] labeled "28 West 27th Street Storefront" prepared
by Michael A. Geyer Architect. Accordingly, the staff reviewed the drawings and found that the proposal
approved by the Commission has been maintained. Based on this and the above findings, the drawings have been
marked approved by the Landmarks Preservation Commission with a perforated seal and Certificate of
Appropriateness 07-7997 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
