Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of of December 5, 2006, following the Public Hearing of December 5, 2006,
voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forth in your
application completed on November 9, 2006.

The proposal, as approved, consists of alterations to the front facade, including the removal of the modern
storefront infill, the roll-down security gates and tracks, and the wood and metal canopy in place at the time of
designation, retaining the cast iron column cover at the south pier; scraping and painting the cast iron column
cover; the installation of a new painted wood and glass storefront with paneled bulkheads and transoms, and a
wood and glass door with a brass number plate; scraping and painting the steel lintel above the storefront
opening, and painting the name of the tenant on the steel lintel; and cleaning, and repointing the brick portions of
the facade, all as shown in drawings titled "111 South Street - Storefront", "111 South Street - Details", "111
South Street - Finishes", all stamped "Received Preservation Department" November 28, 2006, paint samples of
the proposed paint colors, Hascolac "Coach Green" for the storefront and cast iron pilaster, and Hascolac "Storm
Grey" for the cast iron lintel, catalog cuts for the proposed brass hardware and recessed light fixture, and
photographs of the existing conditions, all prepared and presented at the Public Hearing and Public Meeting by
Marco Pasanella.

In reviewing this proposal, the Commission noted that the Tribeca South Historic District Designation Report
describes 111 South Street Street as a Federal style commercial building built in 1818-19; and that the style,
scale, materials, and details of the building are among the features that contribute to the special architectural and
historic character of the South Street Seaport Historic District. The Commission also noted that the storefront
infill, roll-down security gate, and tracks and the wood and glass canopy in place at the time of designation were
installed in the early 20th century; and that the canopy does not matchj the historic canopuies in place at adjacent
buildings.

With regard to this proposal, the Commission found that removing the existing modern the configuration of the
proposed storefront, including painted paneled wood bulkheads, large single light display windows, transoms,
and a central entrance with paired doors, will be similar to the historic storefronts found on buildings of this age
and type in this and many other historic districts; that reinstalling the salvaged prismatic glass panels in the
transoms will help to preserve important historic material from this building; that the painted finish will be in
keeping with the types of finishes historically found on storefront in this historic district; and that for these
reasons the proposed changes are in keeping with the building, the street, and the Tribeca South Extension
Historic District. and that for these reasons the proposed will enhance the special architectural and historic
character of the building and the historic district. Based on these findings, the Commission determined this
portion of the proposed work to be appropriate to the building, and voted to approve it.

However, in voting to grant this approval, the Commission made its determination subject to the following
conditions:

1. that the design be modified to include a corrugated metal and steel canopy, aligned with and matching the
canopies on adjacent buildings;
2. that two sets of construction drawings showing the approved design with the canopy be submitted to the
Commission for review.

On April 11, 2007, the Commission received a drawing titled "111 South Street - Storefront", stamped with that
date, showing the approved design, with the required canopy. Staff had previously received reduced copies of the
drawings titled "111 South Street - Details", and "111 South Street - Finishes", both stamped "Received
Preservation Department" December 28, 2006. Staff has reviewed these materials and finds that the proposal
approved by the Commission has been maintained. Based on this and the approved findings, the drawings are
being marked approved with a perforated seal, and Certificate of Appropriateness 07-7439 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
