| Text | ISSUED TO: Zsuzanna Karaz 176 Hicks Street Brooklyn, NY 11201 Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation Commission, at the Public Meeting of March 20, 2007, following the Public Hearing of the same date, voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forward in your application completed on February 22, 2007. The proposed work, as approved, consists of construction of a roof deck and 3'3" high steel railing, set back 11' 5" from the primary elevation; as shown in drawings labeled LPC1 and LPC2, dated February 15, 2006, prepared Brendan R. Coburn, R.A., submitted as components of the application, and presented at the Public Hearing and Public Meeting. In reviewing this proposal, the Commission noted that 33 Love Lane is a 19th century carriage house. The Commission also noted that the style, scale, materials, and details of the building are among the features which contribute to the special architectural and historical character of the Brooklyn Heights Historic District. With regard to this proposal, the Commission found that the proposed deck and railing will not result in damage to, or demolition of a significant architectural feature of the roof; that the proposed deck and railing will not adversely affect significant architectural features of adjacent improvements; that the deck and railing will not be visible when viewed from the east on Henry Street; that the set back location of the deck will minimize its visibility from the west on Love Lane; and that the visible railing is reminiscent of the metal railings on roofs and fire escapes of other buildings in the historic district. Based on these findings, the Commission determined the proposed work to be appropriate to the Brooklyn Heights Historic District and voted to approve it. However, in voting to approve this proposal, the Commission made its determination subject to the stipulation that two complete sets of final signed and sealed Department of Buildings filing drawings be submitted for review and approval by the staff of the Commission. Subsequently, on April 5, 2007, the staff received drawings labeled DOB1 and DOB2, dated March 30, 2007, prepared by Brendan R. Coburn, R.A. Accordingly, the staff reviewed these drawings and determined that the proposal approved by the Commission has been maintained. Based on this and the above findings, the drawings have been marked approved by the Landmarks Preservation Commission with a perforated seal, and this Certificate of Appropriateness is being issued. This permit is issued on the basis of the building and site conditions described in the application and disclosed during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building or site conditions are materially different from those described in the application or disclosed during the review process. All approved drawings are marked approved by the Commission with a perforated seal indicating the date of approval. The work is limited to what is contained in the perforated documents. Other work or amendments to this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or civil penalties, including imprisonment and fines.
