Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of December 5, 2006, following the Public Hearing of the same date, the
Landmarks Preservation Commission voted to grant a Certificate of Appropriateness for the proposed work at the
subject premises, as put forth in your application completed on November 9, 2006. This permit will expire on
December 5, 2012.

The work, as approved, consists of removing a one bay wide, one-story tall rear yard addition at the first floor on
the north side of the rear façade and constructing a two bay wide, one-story rear yard addition with a balcony on
its roof on the south side of the rear façade at the first floor. This work was shown in photo boards; material
samples; and drawings A-4 and A-7; prepared by Michael Allen Zuckerman, R.A., and submitted as components
of the application, and presented at the Public Hearing and Public Meeting

In reviewing this application, the Commission noted that the Boerum Hill Historic District designation report
describes 162 Hoyt Street a Greek Revival style rowhouse with neo-Grec style additions built in 1852; and that
the building's style, scale, materials, and details are among those features that contribute to the special
architectural and historic character of the Boerum Hill Historic District.

With regard to this proposal, the Commission found that the proposed addition will not result in the elimination
of significant historic fabric, and will not alter the character of the rear wall; that the proposed addition is visible
over a one-story parking garage on Wykoff Street in the context of other additions, and, therefore, the work will
not detract from the streetscape; that the small scale of the proposed addition relates well to the scale of the
historic rowhouse, and, therefore, will not overwhelm the rear facade; that the proposed addition reduces the
current intrusion into the rear yard, and, therefore, there will be no significant impact on the green space; and that
adjacent buildings in the row have already been substantially altered, so that the work will not alter the building's
historic relationship to adjacent buildings in the row. Based on these findings, the Commission determined that
the work is appropriate to the building and to the historic district, and voted to approve this application.

However, in voting to grant this approval, the Commission made its determination subject to the stipulation that
the proposed railing at the second floor balcony be restudied to decrease its profile; that the finish color be
changed to allow the addition to blend in with the adjacent buildings; and that two sets of final signed and sealed
drawings, showing the approved work, which are to be filed at the Department of Buildings, be submitted to the
staff of the Commission for review and approval.

Subsequently, on January 23, 2007, the staff of the Commission received drawings A-1, dated October 29, 2004,
revised January 19, 2007; A-2, A-3, dated October 31, 2005, revised August 10, 2006; A-4, A-5, A-7, M-1, M-2,
P-1, and P-2, dated October 31, 2005, revised January 19, 2007; and A-6, A-8, dated October 31, 2005, revised
August 30, 2006, prepared by Micahael Allen Zuckerman, R.A. The Commission reviewed the submitted
drawings and found that the changes requested by the Commission have been incorporated into the proposal and
that the proposal approved by the Commission has been maintained. Based on these and the above findings, the
drawings are being marked approved by the Commission with a perforated seal, and this Certificate of
Appropriateness is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
