Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of January 16, 2007, following the Public Meeting and Public Hearing of
November 21, 2006, voted to grant a Certificate of Appropriateness for the proposed work at the subject
premises, as put forward in your application completed on October 26, 2006, and as you were informed in Status
Update Letter 07-5052 (LPC 07-2461), issued January 16, 2007.

The proposed work, as approved, includes installing new storefront infill in the two ground floor bays consisting
of aluminum framing with a dark brown baked enamel finish with polished stainless steel accents, butt jointed
glass, opaque glass transoms with stainless steel pin mounted signage, a two-foot deep marquee over the entrance
with pin mounted signage, and a granite bulkhead, as shown in drawings, photographs and photo montages
labeled 1 through 7, dated December 20, 2006, prepared by Aedifica. The proposal as initially presented to the
Commission was for a storefront with bronze anodized framing and aluminum infill in the transoms, as shown in
drawings, photographs and photo montages labeled 1, 2 and 3, dated November 13, 2006, prepared by Aedifica.

In reviewing this proposal, the Commission noted that the designation report states that 580 Broadway is a
commercial building built in 1897 and designed by Buchman and Deisler; and that the building's style, scale,
materials and details are among the features which contribute to the special historic and architectural character of
the SoHo Cast-Iron Historic District. The Commission further notes that 580 Broadway and 584-590 Broadway
are a group of matching buildings; and that a storefront master plan was approved for the two matching buildings
under Certificate of Appropriateness 02-3974 issued June 16, 2002; and that 580 Broadway historically had a
projecting storefront in the northernmost bay.

With regard to this proposal, the Commission found that removal of the existing storefront will not cause the loss
of any historic building fabric; that the transom of the proposed storefront will align with the transom of the
adjacent approved master plan storefront, and thus will maintain a consistent treatment at the ground floor of the
adjacent matching buildings; that the tripartite transom with glass infill will be similar in design to the adjacent
storefront, creating a more unified appearance at the street level of the buildings; that the proposed shallow
marquee will recall the presence of the historic projecting storefront; that the painted metal framing will recall the
finish of historic painted wood and metal storefronts in this historic district; that the pin mounted signage is a type
of signage historically used in this historic district; and that the contemporary design and materials of the
proposed storefront will be harmonious with the austere quality of the masonry at the base of the building. Based
on these findings, the Commission determined the proposed work to be appropriate to the building and the
historic district, and voted to approve this application.

In voting to grant this approved, the Commission made its determination subject to the condition that two sets of
the final signed and sealed Department of Buildings filing drawings be submitted to the staff of the Commission
for review and approval.

Subsequently, the staff of the Commission received drawings labeled TS, A19, A20, and A21, revised January
23, 2007, prepared by Aedifica. The Commission reviewed the drawings and found that the proposal approved by
the Commission has been maintained. Based on this and the above findings, the drawings have been marked
approved by the LPC with a perforated seal and Certificate of Appropriateness 07-5388 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
