Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of October 9, 2007, following the Public Hearing of the same date, voted to
approve a proposal for work at the subject premises, as put forward in your application completed on September
13, 2007, and as you were informed in Status Update Letter 08-3866, issued on October 12, 2007 (LPC 07-8665).
This approval will expire October 9, 2013.

The proposed work, as approved, consists of constructing a one-story rear yard addition. The proposal was
shown in existing condition photographs, photo montages and drawings dated 6/5/07, prepared by John H.
Hatheway, Jr., Architect, submitted as components of the application and presented at the Public Hearing and
Public Meeting.

In reviewing this proposal, the Commission noted that the Cobble Hill Historic District designation report
described 195 Kane Street as a Greek Revival style rowhouse built in 1844-45 and designed by Jacob Carpenter;
and that the building's style, scale, materials, and details are among the features that contribute to the special
architectural and historic character of the building and the Cobble Hill Historic District. The Commission further
notes that CofA 02-4298 (LPC 02-4052) was issued on 2/25/02, for the demolition of an existing two-story brick
addition and the construction of a new two story brick rear yard extension; and that the work approved under that
application was not executed.

With regard to this proposal, the Commission found that the rear of the building and its existing addition has no
significant architectural features which will be lost or damaged as a result of the construction of the rear yard
extension; that the proposed rear yard extension will only be visible at an oblique angle, from a distance, from
Baltic Street and Kane Street and will be partially obscured by a fence around the school yard, and therefore its
effect on the building and the rear yards will be minimal; that the stepped massing will not be visible when
viewed from Kane and Baltic Street, therefore it will not detract from the massing of the house; that the rear yard
addition will not project further than the addition on an adjacent building, and will not substantially eliminate the
presence of a rear yard or reduce the presence of open space at the interior of the block; that the central green
space of the interior of the block has been compromised by other additions and a playground; that the simple
stucco masonry of the proposed rear yard extension has a neutral finish that will blend in with the rear of the
building and surrounding rear facades and additions; and that the proposed addition will not diminish the special
architectural and historic character of the Cobble Hill Historic District. Based on these findings, the Commission
determined the proposed work to be appropriate to the building and the historic district, and voted to approve this
application.

However, in voting to grant this approval, the Commission stipulated that a set of unmounted copies of the
presentation drawings and two final signed and sealed copies of the Department of Buildings filing drawings for
the approved work be submitted to the staff of the Commission for review and approval.

Subsequently, on July 26, 2007, the Landmarks Preservation Commission received final drawings B-001, B-002,
B-003, B-004, B-101, B-111, B-211 and B-12, issued 10/26/07, and prepared by John H. Hatheway, Jr.,
Architect. Staff reviewed the drawings and found that the work approved by the Commission has been
maintained. The work also includes interior alterations at the cellar and basement levels. Based on this and the
above findings, the drawings are marked approved with a perforated seal, and Certificate of Appropriateness
08-0978 is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
