Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of November 27, 2007, following the Public Hearing of the same date, voted
to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forth in your
application completed on November 1, 2007. This permit will expire on November 27, 2013.

The work, as approved, consists of constructing a new metal-clad, one-story roof top addition. This work was
shown in photo boards and drawings A002 through A005, dated September7, 2007, prepared by Acheson Doyle
Partners Architects, P.C., and submitted as components of the application, and presented at the Public Hearing
and Public Meetings.

In reviewing this application, the Commission noted that the Tribeca West Historic District designation report
describes 6 Varick Street as a neo-Grec/Queen Anne style warehouse built in 1881-1882; and that the building's
style, scale, materials, and details are among those features that contribute to the special architectural and historic
character of the Tribeca West Historic District.

With regard to the construction of the rooftop addition, the Commission found that the proposed rooftop addition
will be minimally visible from a public thoroughfare and will be seen in the context of a roofscape with existing
bulkheads, a water tower, and railings; that the proposed rooftop addition will be set back from the front and rear
facades, maintaining the original volume of the building; that the material, fenestration and details of the addition
will be in keeping with the character of rooftop accretions on the building, and will allow it to blend
unobtrusively with the roofscape; that the height and massing of the rooftop addition will not overwhelm the
building or the streetscape; and that the proposed rooftop addition will be simple in design and massing and will
be in keeping with the form and massing of the building and typical historic rooftop accretions in the Tribeca
West Historic District. Based on these findings, the Commission determined that the work is appropriate to the
building and to the historic district, and voted to approve it.

However, in voting to grant this approval, the Commission made its determination subject to the stipulation that
two sets of final signed and sealed drawings, showing the approved work, which are to be filed at the Department
of Buildings, be submitted to the staff of the Commission for review and approval.

Subsequently, on December 19, 2007, the staff of the Commission received drawings A001 through A005,
AD101, A101, A102, A201, A301, A401, A901, and S101, dated September 7, 2007, prepared by Michael F.
Doyle, R.A. The Commission staff noted that the drawings included additional work, including, removing an
existing skylight and repairing the underlying roof, removing an existing skylight and installing a new skylight on
the existing curb; installing three new skylights on new built-up curbs; and relocating an existing fan and vent;
and interior alterations, including the demolition and construction of interior non-bearing partitions and finishes
at the 10th floor and penthouse, including upgrading the plumbing, electrical, and mechanical systems. With
regard to the additional work, the Commission finds, that in accordance with the provision of the Rules of the
City of New York, Title 63, Section 2-19 that the proposed work at the roof consists solely of mechanical
equipment; that it will not result in damage to, or demolition of, a significant architectural features of the roof of
the structure on which the rooftop installation are to be constructed; that it will not be visible from a public
thoroughfare; and that it will not adversely affect significant architectural features of adjacent improvements. The
Commission reviewed the submitted drawings and found that the proposal approved by the Commission has been
maintained. Therefore, these drawings are being marked approved by the Commission with a perforated seal, and
this Certificate of Appropriateness is being issued.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
