Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of October 23, 2007, following the Public Hearing of the same date, voted to
grant a Certificate of Appropriateness for the proposed work at the subject premises, as put forward in your
application completed on September 27, 2007.

The proposed work, as approved, consists of modifying the installation of air-conditioning units on both side
elevations of the house without Landmarks Preservation Commission permits, by planting and maintaining
permanent vegetation to screen the units throughout the year, and painting the unit at the north elevation facing
Kenmore Road to match the brick behind it, as shown in drawings and photographs labeled A-1b, revised
October 16, 2007, and 1 of 1 and E-1a, dated February 14, 2000, prepared by T.F. Cusanelli, Architect, and
presented at the Public Hearing and Public Meeting.

In reviewing this proposal, the Commission noted that 27-02 is a Colonial Revival style house designed by
Thomas Cusanelli and built in 2005. The Commission further noted that Warning Letter 07-0537 was issued May
31, 2007 for installing HVAC equipment without permits.

With regard to this proposal, the Commission found that planting bushes around the air-conditioning units will
effectively screen them from view from the public thoroughfare; that bushes adjacent to houses are a common
landscape feature throughout the historic district, and screening the air-conditioning units with the plantings will
effectively hide the units; that painting the unit facing the street to match the brick wall behind it, will allow the
unit to blend in with the wall; and that the proposed work will not detract from the special historic and
architectural character of the Douglaston Historic District. Based on these findings, the Commission determined
the proposed work to be appropriate to the building and the historic district, and voted to approve this application.
The drawings have been marked approved by the LPC with a perforated seal and Certificate of Appropriateness
08-4256 is being issued.

Please note that the approved work must be completed by April 23, 2008. Warning Letter 07-0537 remains in
force against the property until the work has been completed and inspected for compliance. When the work is
complete, please make a written request for a Notice of Compliance and include photographs of the completed
work.

Please note that this permit contains a compliance date. If you do not complete the work by this date, an
additional Notice of Violation (NOV) originating from the Environmental Control Board may be issued in
accordance with Title 63 of the Rules of the City of New York, Section 7 02(c).

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
