Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of September 18, 2007, following the Public Meeting of January 16, 2007,
and the Public Hearing and Public Meeting of December 12, 2006, voted to grant a Certificate of Appropriateness
for the proposed work at the subject premises, as put forth in your application completed on November 16, 2006.
This permit will expire on September 18, 2013.

The work, as approved consists of constructing a new entry at the parlor level featuring a wood door, transom and
full side lights, two light fixtures flanking the entry, and an iron stair and landing; installing; installing a 32 inch
high iron areaway fence and gate, situated on a 3 inch high bluestone curb; installing wood shutters with a dark
green painted finish, and wood window boxes on each of the windows on the front façade; and relocating the side
wall entry door. The proposal as initially presented consisted of new window openings on the Bedford Street
façade; shutters on the Bedford Street façade; and a highly ornate pattern to the iron work at the front façade. All
proposed work was shown in presentation boards consisting of photo boards, current condition photographs,
block plan and existing and proposed drawings, numbered LPC 1 through LPC 6, dated December 12, 2006; LPC
4, 5, 5.1 and 6, dated January 16, 2007; and LPC 3,4,5,6, and a and b, dated September 18, 2007 all prepared by
Fairfax and Sammons, and submitted as components of the application, and presented at the Public Hearing and
Public Meeting.

In reviewing this proposal, the Commission noted that the Greenwich Village Historic District designation report
describes 18 Grove Street as a Greek Revival style rowhouse built in 1840 and redesigned in the Mediterranean
style in the early 20th century; that a basement level entrance was created as part of the alteration; and that the
building's style, scale, materials, and details are among the features which contribute to the special architectural
and historic character of the Greenwich Village Historic District.
With regard to this proposal, the Commission found that the proposal will not eliminate any significant historic
fabric; that the introduction of ironwork, and the design of the iron stairs and landing will add balance and
proportion to the façade and is in keeping with the presence of elements of ironwork characteristic to the
Mediterranean style; that the installation of the stoop and areaway will introduce elements that will relate to the
other houses on the street which feature stoops and areaways, yet its open and transparent nature will not distract
from the Mediterranean style of the façade; that the new window and door openings will match the configuration,
operation, detail and materials of the other windows, and that the locations of the new window and door openings
are consistent and regular; that the addition of shutters is consistent throughout the facades; and that the proposed
window boxes will be small and unobtrusive, and will not detract from the composition of the façade. Based on
these findings, the Commission determined that the work is appropriate to the building and to the historic district,
and voted to approve it.

However, in voting to grant this approval, the Landmarks Preservation Commission made its determination
subject to the condition that that two sets of final signed and sealed drawings showing the approved proposal,
which will be filed with the Department of Buildings, be submitted to the Landmarks Preservation Commission
for review and approval.

Subsequently, on October 11, 2007 the Commission received two sets of a final stamped and signed drawing
labeled G-1, G-2, A-100, A-101, A-102, A-200, A-200.1, A-201, A-201.1, proposed iron work, A202.1, and
A-300, dated June 12, 2007; last revised October 5, 2007, prepared by Anne Fairfax Ellett, R.A. The Commission
staff noted that the drawings included additional work, consisting of replacing all the wood multi-light windows
in-kind, and interior alterations. The Commission reviewed the submitted drawings and found that the proposal
approved by the Commission has been maintained. Therefore, these drawings are being marked approved by the
Commission with a perforated seal, and this Certificate of Appropriateness is being issued.

This permit is issued contingent upon the Commission's review and approval of shop drawings for the wood
windows, and final paint color selection for the windows, shutters, window boxes, and door prior to the
commencement of the work. Please contact the Landmarks Preservation Commission staff when the samples are
ready in order to arrange a site visit.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
