Pursuant to Section 25-307 of the Administrative Code of the City of New York, the Landmarks Preservation
Commission, at the Public Meeting of June 27, 2006, following the Public Hearing and Public Meeting of May
23, 2006, voted to grant a Certificate of Appropriateness for the proposed work at the subject premises, as put
forward in your application completed April 27, 2006, and as you were informed in Status Update Letter 06-9231
(LPC 06-7140), issued June 30, 2006.

The proposed work, as approved, consists of replacing an existing sloped metal and glass studio window with a
new unsloped, white-painted, wood and glass studio window, with multi-light casement windows; installing a
fiberglass cornice and rooftop HVAC equipment; constructing a rooftop bulkhead; and raising the rear chimney
flues at the subject premises. The work was shown on three presentation boards, labeled L.01, L.03 and L.04 and
dated May 15, 2006; two presentation boards, both labeled L.02 and dated May 15, 2006; and one presentation
board, labeled L.05 by the Commission staff and dated presented May 23, 2006, consisting of drawings,
photographs, and photo montages, all prepared by Heather Aman Design and presented at the Public Hearing and
Public Meetings. The raising of the front chimney flues was eliminated from the proposal by the applicant on
May 23, 2006.

In reviewing this proposal, the Commission noted that the Greenwich Village Designation Report describes 67
Bedford Street as a Greek Revival style rowhouse, built in 1836-1837; and that the building's style, scale,
materials and details are among the features that contribute to the special architectural and historic character of
the historic district. The Commission also noted that Certificate of Appropriateness 214 was issued March 3,
1972 to modify the third and fourth floors of the front facade and install a cornice.

With regard to this proposal, the Commission found that none of the proposed work will alter or eliminate any
significant features at the facade or roof; that the materials, fenestration pattern and finish of the proposed fourth
floor windows will better relate to the fenestration of windows throughout the building; that the vertical
orientation of the proposed studio window will be in keeping with studio windows that were historically found
within this streetscape at 65 and 73 Bedford Street; that the placement, scale, design, details and finish of the
proposed cornice will be in keeping with the Greek Revival style of this house, relate well to the streetscape, and
harmonize with the studio window; that the overall size, placement, sloped profile, and finish of the rooftop
bulkhead, visible from a public thoroughfare only from a distance in the context of larger neighboring buildings,
will help it to blend into its context and recede from view; that the scale, finish and simple massing HVAC
equipment, only visible from 7th Avenue South at a distance in the context of larger buildings, will not call undue
attention to the installation; and that the raising of the chimney flues will be set back from the front facade and
only visible from a distance, thereby remaining within the perceived scale of the streetscape. Based on these
findings, the Commission determined the work to be appropriate to the building and the historic district and voted
to approve the application.

The Commission authorized the issuance of a Certificate of Appropriateness upon receipt, review and approval of
two sets of signed and sealed Department of Building filing drawings showing the approved design.

Subsequently, on July 31, 2006, the Commission received final drawings A.01, A.02, A.03, A.04, A.05, A.06,
A.07, A.08, A.09, A.10, A.11, and L.01, dated July 10, 2006 and prepared by Marion C. McCollam, RA.
Accordingly, staff reviewed the drawing and noted that the design approved by the Commission has been
maintained. Based on this and the above findings, the drawings have been marked approved with a perforated
seal, and Certificate of Appropriateness 07-1406 is being issued.

The issuance of this permit is contingent upon the review and approval of the finishes of the bulkhead and flues.

Please note that this permit is being issued in conjunction with Certificate of No Effect 07-1408 (LPC 07-1205),
issued August 24, 2006, for raising the rear chimney flues at 69 Bedford Street, and Certificate of No Effect
07-1407 (LPC 07-1310), issued August 24, 2006, for work at 67 Bedford Street, including interior alterations;
window and lintel replacement at the front facade; stucco work at a secondary sidewall facade; and altering
masonry openings and a balcony at the rear facade. Additionally, alterations at 67 Bedford Street, including the
replacement of a rooftop railing, skylights, roof hatches, vents, HVAC equipment and rear facade windows and
doors; the sealing of existing masonry openings at the rear facade; the creation of new masonry openings at the
rear facade; and interior alterations, approved under Certificate of No Effect 06-7588 (LPC 06-5749) and issued
April 25, 2006, are shown on the approved drawings.

This permit is issued on the basis of the building and site conditions described in the application and disclosed
during the review process. By accepting this permit, the applicant agrees to notify the Commission if the actual
building or site conditions vary or if original or historic building fabric is discovered. The Commission reserves
the right to amend or revoke this permit, upon written notice to the applicant, in the event that the actual building
or site conditions are materially different from those described in the application or disclosed during the review
process.

All approved drawings are marked approved by the Commission with a perforated seal indicating the date of
approval. The work is limited to what is contained in the perforated documents. Other work or amendments to
this filing must be reviewed and approved separately. The applicant is hereby put on notice that performing or
maintaining any work not explicitly authorized by this permit may make the applicant liable for criminal and/or
civil penalties, including imprisonment and fines. This letter constitutes the permit; a copy must be prominently
